RE: Market Research for Proposed Hamilton Point Luxury Apartments The Madsen Corporation has hypothesized a deluxe six-story apartment building with a two-level parking ramp for a parcel facing Lake Monona, at the foot of South Hamilton and South Henry Streets. Intended as a rental project with construction costs requiring rents in excess of $0.75 per square foot, the client requested a preliminary survey of rents and competitive alternatives. Landmark Research defined existing housing alternatives for potential tenants as: 1. Remodeled mansion units in the Isthmus featuring architectural bric-a-brac and high ceilinged spaces such as the Van Vleck House. 2. Renovated apartment projects with high rents and professional marketing in the Isthmus such as Nichols Station and Doty School Condominiums.
